HALSTED PARKWAYS / ENGLEWOOD SQUARE

Ujamaa Construction (“UJAMAA”) was selected as the general contractor for the Halsted Parkways project. The project sits on an eleven-acre development at the northwest corner of 63rd and Halsted Streets in Chicago Illinois. The site was vacant property, with the exception of a retired fire station in the center of the development, in a very visible, yet blighted area of the Englewood community.

The new development is known as Halsted Parkways. The first phase of the redevelopment consisted of site & infrastructure improvements, underground aggregate piers and shallow concrete foundations for the four retail buildings; 18,000SQFT Whole Foods Market; 22,560SQFT five unit multi-tenant retail building; 3,000 SF Combination PNC Bank / T-Mobile and retail building and a 4,300SQFT Starbucks and Chipotle restaurant.

The site improvements consisted of site demolition of existing trees, roadways, alleys, building foundations, and utilities, the relocation of 120 LF of South Peoria Street, installation of three storm water detention structures, and grading of the site to the proposed contours.

The infrastructure and buildings improvements include sanitary sewer, storm sewer, water main, aggregate pier deep foundations, building foundations, parking lots, site lighting, irrigation, and landscaping to facilitate the new retail development that is called Englewood Square at Halsted Parkways.

The building facades were constructed of precast architectural wall panels as well as hand set masonry walls. The structural system included the precast walls with structural steel framing and metal decking.

UJAMAA was then contracted by Starbucks to buildout the 2,200SQFT commercial facility.

UJAMAA self-performed the rough carpentry, millwork installation, exterior drywall framing and exterior cement siding panel installation.
