HAZEL CREST MASTER CAPITAL IMPROVEMENT PLAN
UJAMAA Construction (“UJAMAA”) was selected as the Construction Manager for the Village of Hazel Crest’s Master Capital Improvement Plan (MP).
The MP program will consist of the relocation, construction, and renovation of the existing municipal center, the construction of a new Professional Building, and the renovation of the existing Town Hall building and Police Station. UJAMAA’s responsibilities included programming and preconstruction services, architect selection, and construction management services for the renovation and construction.
The Municipal Center is a 28,760 Sq Ft building with new work consisting of interior demolition of the existing space, carpentry scope to provide new layout of office space / common areas, new entrances and storefronts to both the interior and exterior, tear off of the existing roof to provide a new TPO system, new ceramic tile / luxury vinyl tile / carpet tile flooring, new toilet accessories to the existing and new restrooms, removal of the existing mechanical roof top units / installation of new mechanical system, new electrical system which includes new fire alarm / access control systems, removal of the existing plumbing / installation of new plumbing, and new fire suppression system. Scope of work also includes a complete revamp of the exterior walls utilizing an EIFS / Revit system and new metal panels, excavation for new concrete patios and elevation changes, new concrete sidewalks, and asphalt parking lot work.
The Professional Building consisted of the complete demolition of the existing 15,000 Sq Ft building on the property and the erection of 10,800 Sq Ft grey box pre-engineered metal building. The building included prefinished metal exterior panels, aluminum windows, exterior doors/frames/hardware, a composite panel roof system, exterior wall framing w/ insulation, new MEP services, concrete slab on grade, enclosed canopy vestibule, and amendments to the existing parking lot.
